Each community page covers the local planning details for that service, from who issues permits to what the housing stock usually needs. We serve all of Howard County; these are the communities with dedicated pages so far.
Ellicott City
Howard County's largest community after Columbia, with roughly 55 percent detached houses and a median construction year around 1992: ranchers, split-foyers, and colonials on suburban lots in subdivisions such as Valley Mede, Centennial, and Turf Valley, plus the 19th-century mill town along Main Street.

Columbia
A planned community of ten villages begun in 1967, with about 40 percent detached houses and a median construction year around 1983: 1970s contemporaries and 1980s colonials in Wilde Lake, Harper's Choice, Oakland Mills, Long Reach, and Owen Brown, and 1990s homes in Dorsey's Search and River Hill. Many original decks are now 30 to 50 years old.

Clarksville
Nearly all detached single-family homes and about 93 percent owner-occupied: 1990s colonials in Columbia's River Hill village on public utilities, and larger estate homes on one- to three-acre lots west of MD 32 that rely on private wells and septic systems.
Permits: Howard County Department of Inspections, Licenses and Permits
Elkridge
The newest housing stock in the county, with a median construction year around 2005 and more townhomes than detached houses: 2000s and 2010s communities such as Rockburn Commons and Brightfield with homeowners associations, alongside older detached streets in Harwood Park and the Victorian homes of Lawyers Hill.

Fulton
A small but fast-growing community, up from about 2,000 residents in 2010 to nearly 6,000 in 2020, centered on the Maple Lawn planned community (built from 2004) with its mix of detached homes and townhomes, surrounded by older ranchers and one- to ten-acre estate lots.

County guidance
Building in Howard County
These points apply county-wide. Community pages note where a town or overlay district changes the picture.
- The county deck guide states that only decks smaller than 25 square feet are exempt from footings and permits; all other decks require a permit.
- Fence permits are tied to height; the county's FAQ cites fences taller than 6 feet. Zoning distinguishes open fences from closed privacy fences for setback rules.
- Replacing only deck boards does not require a permit; replacing guardrails does.
