Concrete Driveways, Walkways, and Pads for Fulton Homes

Fulton grew from about 2,000 residents to nearly 6,000 between 2010 and 2020, mostly through Maple Lawn, a planned community of detached homes and townhomes built from 2004 with association architectural review. Around it are older ranchers and one- to ten-acre estate lots on wells and septic systems. Roso pours concrete driveways and aprons, walks, stoops, and pads for sheds, generators, and sport courts across both kinds of Fulton property, which is unincorporated Howard County.

The planning splits the same way as the housing. In Maple Lawn, the association reviews exterior changes and the county's free driveway permit applies when a footprint changes. On estate lots, septic drainfields and reserve areas cannot be paved, well setbacks apply, and long drives that meet MD 216 or US 29 need MDOT SHA entrance permits. We check the septic record and association documents before laying anything out.

Planning locally

What to know before building a concrete in Fulton

Local considerations
Maple Lawn covenants and architectural review
Maple Lawn's covenants require architectural review for exterior changes, and visible hardscape such as a widened drive, a new walk, or a decorative finish generally falls within that. Townhome sections have shared lines and small front drives. We prepare the drawing and finish sample for the association.
Wells and septic systems on rural-conservation lots
Lots outside Maple Lawn typically rely on private wells and septic systems, which constrain where slabs and driveways can go. Paving or driving over a drainfield or reserve area is prohibited, and setbacks from the well apply. We obtain the septic as-built from the Health Department's Well and Septic Program before layout. Howard County driveway permit; Laurel addresses
The county's free driveway permit is required when the driveway footprint changes. Some Fulton-area addresses use Laurel (20723) mailing addresses, but the City of Laurel is a separate municipality in Prince George's County and does not cover Howard County properties; permits come from Howard County. Requirements vary by property and change over time. We confirm the current rules for your address as part of every estimate rather than assuming.

Maple Lawn townhome drives: replace with isolation joints
Short 2000s townhome driveways crack at the garage when poured tight to the house slab. We replace them over a compacted base with an expansion joint at the garage and a thickened edge along the lawn, matching the association's expected finish.
Estate lots: concrete where cars stop and turn
On long drives, pouring concrete at the apron, the garage court, and any turnaround, with asphalt or stone between, gives durable surfaces where loads and turning are highest at a fraction of the cost of a full concrete run. Pads for generators and courts are sited clear of the septic system first.

Scope and estimate

What shapes a concrete estimate

We price after a site visit, not from a form. These are the factors your written estimate will itemize.

Estimate factors
  • Square footage and thickness

Area is the main driver; driveways cost more per square foot than walkways because they are thicker and more heavily reinforced.

  • Demolition and haul-away

Breaking out and disposing of an old driveway or slab adds labor and dumping fees.

  • Access and grading

Tight side yards, long wheelbarrow runs, and slopes that need cut, fill, or a small wall add time.

  • Finish and color

Broom finish is the baseline; exposed aggregate, stamping, and integral color add material and labor.

  • Apron and curb work

Removing and replacing curb and gutter to the county detail, and the permit itself, are priced separately when the entrance changes.

  • Drainage features

Trench drains, pipe under the apron, or regrading toward a swale when water would otherwise run to the garage.

How it works

From estimate to finished concrete

Process
  1. Step 1: Estimate request

Tell us what you want poured, the rough size, and your ZIP code.

  2. Step 2: Site visit and layout

We measure, check grades and drainage, look at the curb and apron, and mark the proposed footprint and joints.

  3. Step 3: Written estimate

Square footage, thickness, reinforcement, finish, demolition of old concrete, and permit work itemized so you can adjust scope.

  4. Step 4: Permits and utility marking

We coordinate any driveway, apron, or grading permits and have utilities marked before excavation.

  5. Step 5: Demolition and base

Old concrete removed and hauled away, subgrade excavated, stone base placed and compacted, forms set to the planned grades.

  6. Step 6: Pour, finish, and joints

Concrete placed and finished, joints cut, and the slab protected while it cures. We walk it with you and tell you when it is ready to use.
